Terms of Service

1. What We Do

Reel Listings is an AI-powered real estate marketing video service. You provide us with a property listing URL (e.g., Zillow) or upload property photos, and we generate professional marketing videos — walkthroughs, renovated home showcases, and social media reels.

2. Accounts

You may create an account to manage orders, view your video library, and maintain an agent profile page. You're responsible for keeping your login credentials secure. If someone accesses your account because you shared or lost your password, that's on you — not us.

We reserve the right to suspend or terminate accounts that violate these Terms.

3. Ordering & Payment

• Pricing: Single videos start at $250. Bundles and bulk pricing are available as listed on our Pricing page. We reserve the right to update pricing at any time; existing orders won't be affected.
• How it works: You submit an order through the Site. We send a payment link to your email. Video production begins once payment is confirmed.
• Delivery: We aim to deliver videos within 24 hours of payment confirmation. This is a target, not a guarantee — complex orders or high volume may take longer.
• Revisions: Each video includes one (1) revision. Additional revisions may be available for an extra fee.

4. Refunds

• If we haven't started production, you can cancel for a full refund.
• Once production has begun, refunds are handled on a case-by-case basis.
• If we fail to deliver a usable video, we'll either redo it or refund you — your choice.
• We do not offer refunds simply because you changed your mind about the video style after delivery.

5. Intellectual Property & Content Rights

Your Content & Photos: You retain ownership of any photos, listing data, or other materials you provide or direct us to use (“User Content”). By submitting an order, you grant us a limited, non-exclusive, royalty-free license to use, reproduce, modify, and create derivative works from your User Content solely for the purpose of generating and delivering the ordered video(s).

Our Videos: Videos we create are owned by Reel Listings. Upon full payment, we grant you a perpetual, non-exclusive, worldwide license to use, share, post, and distribute the video for marketing the associated property. You may use the video on MLS, social media, your website, ads — wherever you need it.

What you can't do: Resell our videos as a standalone product, claim you produced them, or use them to create a competing service.

Photo & Listing Rights (Critical User Obligation): By placing an order, you represent and warrant that:

• You are the listing agent (or have explicit written authorization from the listing agent/seller) for the property.
• You have all necessary rights, licenses, and permissions to use the listing photos and data for creating marketing videos and derivative works (including AI-generated videos, virtual renovations, or enhancements).
• The photos were not taken by a third-party photographer who has retained copyright or restricted usage rights beyond standard listing marketing.
• Your use of the photos complies with any MLS rules, photographer contracts, and applicable copyright law.

Important Note: Listing agents typically receive only a limited license from photographers for marketing the specific active listing. This license often does not automatically allow creation of derivative works (such as AI videos) or broad sublicensing. We strongly recommend that you obtain explicit written permission from the photographer or use your own commissioned photos when possible.

Portfolio use: We may use completed videos in our portfolio, marketing materials, and on the Site (e.g., the “Featured Listings” section) unless you request otherwise in writing.

6. AI-Generated Content Disclaimer

Our videos are created using artificial intelligence tools. While we strive for accuracy and quality:

• AI-generated visuals may not perfectly represent the actual property.
• “Renovated” or “reimagined” video styles show AI-generated concepts — they are not representations of actual renovations.
• You are responsible for ensuring any video used in marketing complies with your local real estate advertising regulations and MLS rules.
• We are not liable for any claims arising from a buyer's reliance on AI-generated imagery.

We strongly recommend adding a disclosure (e.g., “AI-enhanced visualization”) when sharing renovated/reimagined style videos.

You are solely responsible for ensuring that any AI-generated or enhanced videos comply with your local real estate advertising laws, MLS rules, and disclosure requirements (e.g., clearly labeling virtually staged or renovated visuals).

7. Acceptable Use

Don't use our service to:

• Submit listings or photos you do not have full authorization to market or modify
• Create misleading or fraudulent property representations
• Upload or direct us to content that infringes someone else's intellectual property rights (including photographer copyrights)
• Attempt to reverse-engineer our video generation process
• Abuse, harass, or spam our team

8. Indemnification

You agree to indemnify, defend, and hold harmless Reel Listings, SnappyTech LLC, our officers, employees, contractors, and affiliates from and against any and all claims, damages, losses, liabilities, costs, and expenses (including reasonable attorneys' fees) arising out of or related to:

• Your breach of any representation or warranty in these Terms (including photo rights and licensing).
• Any claim that the User Content or the resulting video infringes a third party's copyright, privacy, publicity, or other rights.
• Your use or distribution of the generated videos.

We reserve the right to assume the exclusive defense and control of any matter subject to indemnification by you, in which case you agree to cooperate with us at your expense.

9. Limitation of Liability

To the maximum extent permitted by law, Reel Listings and its owners, employees, and contractors shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising from your use of our service.

Our total liability for any claim related to our service shall not exceed the amount you paid us for the specific video(s) in question.

10. Third-Party Services

Our Site and services rely on third-party tools including but not limited to:

• Zillow & MLS: We may pull publicly available listing data and photos from Zillow or similar sites. We are not affiliated with Zillow, any MLS, or any photographer. You are responsible for ensuring compliance with their terms and any applicable data usage restrictions.
• Payment processors: Payments are processed through Stripe, Inc. We do not store your payment card details.
• Hosting: Our site is hosted on Vercel.

We are not responsible for the availability, accuracy, or policies of these third-party services.

11. Termination

We may terminate or suspend your access to the Site at any time, for any reason, with or without notice. You may stop using our service at any time.

Termination does not affect your license to videos you've already paid for.

12. Changes to These Terms

We may update these Terms from time to time. We'll post the updated version on this page with a new effective date. Continued use of the Site after changes constitutes acceptance.

13. Governing Law & Disputes

These Terms are governed by the laws of the State of Nevada. Any disputes shall be resolved in the state or federal courts located in Clark County, Nevada.
